I want a detached with a lot 9500sqft or bigger. Found one for $715k and 1600 sqft all done. Does have a pool but that can be filled eventually.

Not that anyone can predict the market BUT what aside from rates could slow things down? I don't see anything like 2008 ever happening again.

Well tech sector can tank. Right now it's fueled by Saudi money and the new shiny thing called AI. Everyone is desperate for it to succeed. Because PC sales are down the toilet, phones sales peaked, and data centers are controlled by Intel or Homebrew stuff. Also it's harder and harder to bring new technology nodes online and we are on the other side of diminishing returns curve.

We lived in a 2/2 condo and had our boy, which seemed a perfect size. We cleaned out the "office room", got rid of stuff, and made it work. But once the girl came, we knew we had to work something else out long-term.

We would have had to do something very similar that you are proposing in order to keep the condo for rent and move in to a sfh. We decided to sell/buy instead, which kind of crushed that lifelong dream of mine.

As many years have passed, I look back with mixed emotions. Yes long-term we may have come out ahead if not on rent then for sure the property value.

But afa quality of life, I'm positive I would have been more stressed than I already am. The HOA dues were going up and up. I would have had to have been my own repairman (within reason). Since the finances would have been so tight, I'd be constantly stressed about vacancy and getting rent on time. I don't know if I would be enjoying it.

Right now the markets are slowly deflating. Houses that a few months ago were selling for 650k in Monterey are already down to 500-550k. Still too damn much, but lets see where the rabbit hole goes.

The real estate market has followed fairly regular trends since the 1800s.

We are very likely at or very near the top of a cycle. All the signs are there.

You have tons of room for 1 kid y'all just aren't realizing the massive priority shift that is likely to happen when offspring arrive.

For both of you, by the time you have another opportunity to wear many of the clothes you refuse to get rid of now, they'll be 5 years out of style. 10 if you have another within the first 5 years. Fashion I assume, is the reason you have such a volume of clothes in the first place?

Her current shoes are unlikely to fit post-pregnancy.

Your workshop will gather dust, or you'll cut fingers/spend lots of.money on replacement SawStop cartridges because you'll be working at 10pm or later on things you don't NEED to do. Like the dishes.

Renting the current place to get into a new one isnt a bad idea IMO, if you can stoma h bein g a landlord ( I hated it) but if I were in your shoes I'd wait to see what the real estate market does and plan to move in between kid 1 and kid 2 in a few years

I would stay put and save your money. Maybe find a way to make it work. Find a space to rent for your home workshop to free up the garage?

I just bought a house in Marin in October then listed my house in Vacaville once I moved out. I FINALLY closed on my Vacaville house this week but sold it 35k less than what it should have sold for back in October. Real estate is insane. Iím never moving again.
