Reno NV 3/2 Home for Sale

It's a long shot, I know, but I figure I might as well toss this up on Barf to see if anyone was interested and wanted to avoid bidding wars and all that nonsense.

I have a house for sale in Reno. Address is 1752 Canyon Shadow Cir, Reno, NV 89521.

I have not even gotten to the point of having an appraisal done, but whatever fair market value comes in at will be the listing price.

Currently has a good long term tenant paying ~$1800 monthly and it's being professionally managed.

The house is nothing extraordinary. It's a regular 3/2 in a regular suburb of Reno. It's in nice shape and has no unfixed issues.

Might be 1900. I just scanned the year end summary from the property management.

I know after maintenance and taxes, we grossed 22k last year.

I see that is near the road that goes up to Virginia City.

Here, I am on the very top of University Ridge. I have another house in Cold Springs Valley, both well north of your place.

Another house in Auburn, CA. I use them all mainly for my motorcycles and related tools and such. I do not rent out any of them.

Tenants did not qualify, but the agent for the tenants had another client who was interested.

We are under contract now. Big plus for me is that the tenants now belong to the new buyer. They have to get them out of the house (they are buying to live in , not as a rental property), they have to deal with security deposit, and interior painting, and carpets. All of it.

I did have a concern about the tenants. They have never given me any reason to believe that they are anything but upstanding people. But everyone is nice when things are going well. On the off chance they decided to be difficult, especially considering Covid stuff, it could cost a lot of money REAL fast.

I just put up my house in Cold Springs Valley (CSV)up for sale. That's around 17 miles NE of here.

I really didn't want to sell it, but hassles with the HOA is what made the decision. Too many hassles involved in them telling me what I may and may not do with my own 22 year old house.

I just moved three of my motorcycles from there to here yesterday. That means I have seven motorcycles here in my garage and it's going to stay that way.

My CSV house is my smallest house and only has a two car garage. My other two houses have a 3-car garage.

If I ever buy another house, the first thing on my list will be "NOT in an HOA!".

However, this house here on top of University Ridge is also in an HOA, but I have not had any hassles with them.

I never did rent out any of my houses. I have heard too many horror stories about renting out, especially in CA. Not nearly as bad here in NV, but I still refuse to rent any out.

But it was nice that I could spread out my ten motorcycles better than I now can.

I am not trying to compete with LG3 here, my house for sale is way up north, less than a mile from the CA boarder near Hwy 395 (east side).

But it is this place.


An area called Cold Springs Valley, right next to Border Town. Less than 1.5 miles from the BorderTown Casino.
