100+ acre homestead opportunity!

This is a feeler post to see if there would be any interest in what I would call a great opportunity. Things to consider before shooting me a reply… can you REALLY do it or is it you just being hopeful?

Details:
My wife’s family has a vacant ranch (100+ acres it's actually closer to 200) in Northern California (Redding area). It’s 100% off-grid; about 30 mins from town. Basically it’s no mans land and your closest neighbor is 10 to 15 mins drive. Law enforcement or medical is roughly 1+ hour out.

The ranch itself is 100% setup for you to live off grid as this was a primary residence just a couple years ago. Full, solar with battery storage, a fully functional water well and a diesel generator as a back up. There may be opportunity for horse’s as there is a stable. There is an old green house that could be fixed up if that is something you would like to do. There is also a tractor to handle things around the ranch.

Keep in mind, the weather here can be brutal. We had 3 feet of standing snow last year, however most years it doesn’t snow at all. During the summer it’s hot as hell and due to the land itself being mostly rock it retains the heat 24/7 during the summer. There is access to a creek.

As far as animals; Mountain lions, Bears, Deer, Raccoons, rattle snakes, cows and eagles have all been seen in the area. About 30-40 cattle do graze on the land from Oct to late April. Don't worry you would likely only see them periodically.

Cell phone coverage isn’t always reliable but Verizon and T-Mobile do work, and for internet you would likely need star-link.

You:
The family would like to consider someone with their own trailer they can live in, water, electric and sewer connection would be available so you have full hookups. Dogs & cats are fine; other animals will be considered. You can hand a pretty nice setup as there is a lot of different places to choose to setup at.

You would be more of a tenant/caretaker/steward of the land as the family would still like to be able to come to the property on occasion as there is a house on the grounds. THIS IS NOT A JOB AND WOULD REQUIRE MINIMAL EFFORT from you on a rare occasion. You just need to know how to fix or handle shit and not be a pansy who wont get their hands dirty.

Necessities:
You are handy and can fix thing’s on your own.
You are in good health.
Comfortable living in an isolated and rural area
You are a reliable person (lots of reference’s will be needed)
You have good credit
You will need to communicate with the family on occasion
You will need to abide by the family’s rules like no killing animals or hunting on the grounds, and not turn the property into storage

Rent:

This has yet to be determined but I can tell you it’s more important for the family to have a reliable, trustworthy, savvy, capable someone up there who has a desire to maintain the integrity of the property and a homesteading off-grid lifestyle, vs. making money on rent.

IMHO:

If you have a trailer or wouldn't mind buying one this is a great opportunity for you. Otherwise need not apply at the moment.

the way i read that is they're looking for someone to pay for the opportunity to live next door to an off grid residence in the trailer the renter provides, to keep it ready for the out-of-town owners if they wish to visit.

Let me put it this way.

The family may visit the ranch 2-5 times a year. No need to maintain a house. Pay of course it’s gonna cost money to move up there, as far as rent… probably not much if any. So even if rent was minimal,you get free electric and water. Plus access to 100+ acres ranch.

And no you’re probably not going to live next to a house it’s a 100 acre ranch.
 
These things tend to be nice deals for the right person, but it's always so hard to find the right person. It seems like "can you just not be a hoarding tweeker please" is too big of an ask these days.

The good ol days of don’t be hoarding tweeker. As great as that is they still end up doing one or the other.

It’s just too much to risk now a days.

sounds like an amazing opportunity. wrt anyone i would know, they're all foothill (or higher) peeps. placerville is as low in elevation as any i know of are willing to go.

The description of the "opportunity" you describe is a job, like "you need to be able to fix things yourself"

Brother gets $1000 per month, perks of using all the property including the guest house with hot tub, has ample time to pursue outside work and hobbies, and his health insurance is paid for.

Your folks are looking for something for less than nothing. The whole premise is flawed and will end in tears. Abort
 
Was reading your offer/premise wondering if a consortium of my family, primarily in-laws, would be interested in maintaining the presence you required without actually living fulltime on the property.

Then came to the 'No Hunting' sign.

End of daydream.

Your brother sounds like he’s living a on a property that needs a lot of attention or may not be setup very well. This not a hodge-podge setup. The owners lived on the land the last 45 year constantly making upgrades.

AS far as “needing to know how to fix shit”, ya you’re in no mans land. A tree falls and blocks the road. You need to know how to fix that problem on your own. A water pipe starts leaking, you need to know how to fix it on your own. The road starts to wash out for whatever reason you need to know how to temp fix it and report it to the owners. It’s simple

We aren’t expecting a tenant to constantly be doing things around the property. Shoot they could wake up everyday and sit and drink coffee all day in their underwear, if something comes up to fix it. Because it’s a ranch. It’s not city living.

In the 6 years I’ve been apart of this family the biggest fixes we made are as follows.

*clear out water fun off area to prevent it from eroding the road.
* replace a broken pipe.
* repair a wire fence because the cows broke it.

By no means is this a job. This is a huge opportunity that I would be all over if I didn’t have young kids.

You would not believe the size bucks we get on camera out there. HUGE.
 
You could easily lease that to a handy kid with a hobby size cow/calf operation. Let him or her have a horse(s), quad etc. Theyd be happy to maintain fences and everything else to set up there.

That would be an idea but at the moment the land is being leased to a rancher who grazzes his cattle there.
