Interior Home Painting Tips Needed

I am going to be painting the interior of my rental home getting it ready to sell. Last time I painted I used a "paint stick" and made good progress. Still thinking there has to be a better way.

When you have a large paint job to do, how do you do it?
 
You can hire a painter. They tend to be cheaper than most trades people. A handyman would work too. It's hard to mess up a basic interior paint job.

I would, but figure I would save some money where I can since this whole process is likely going to cost me a fair amount of coin by the end of the day.
 
Used painter tape to tape off the edges of shit I didn't want painted. Like where ceiling meats wall.
When taking off used exacto knife to "slice" at the edge so if there is some tape that is a bit on other edge and got painted over it doesn't come of. This leaves nice straight paint lines.

Also prime first.

Edit: painting is not the difficult part. Taping everything off, and carefully removing everything is what takes most of the time.

I would hire someone. We painted our place before we moved in and it was a pain. I am not sure I would do it again. Materials alone was probably 60% of what it would cost to hire someone. We had nothing, so bought paint, buckets, rollers, brushes, tape, etc.. It all added up. Not to mention the mess it is to paint.

it is a rental so nothing fancy. you can hire a crew and knock it out in one day.
 
Paint one room at a time. It will make the job seem lees daunting.

Prep first. Fill nail holes, caulk where trim meets the walls and ceiling.

I always paint trim first. Then the ceiling. Then tape off the trim and where the ceiling meets the wall (if you don't have crown moldings). Then paint the walls. You'll need to use a brush in the corners and where the trim meets the wall. Then a roller for the walls.

If you're changing colors you'll likely need two coats. You don't need to prime already painted surfaces if the old paint is in good shape.
 
Primer is cheaper then paint, and depending on what colour you paint over it might still bleed through multiple coats of paint. With primer it requires less coats.

At least this has been my experience painting over interesting colour choices previous owners made.

I guess that cuts back on taping everything off, Just need to do it for trim, unless you want it same colour.
 
I tried painting my house before I moved in thinking it would save me some money. We did a few rooms but after that just let the contractor do the rest. It was worth the money.
 
Santa Marta is in Colombia. A little joke...

I am actually located in Castro Valley, and will will be working a 10 in 4 job at motco in Concord for the next couple of weeks, so maybe I could take a peek at yours on the way home, or on Friday, which is a day off on that project..

Do that, or rent an airless sprayer and paint everything except the floors the same color. Then wash the windows.
