You just have to buy things in a different way. Restaurants are not the type of thing you should buy for a million dollars, put 200k down on, then have an 800k mortgage where you need to make ends meet by spending less on cheese. It's the type of thing you buy for a million dollars outright and then don't really care how much you make as long as it's enough to keep the lights on, which it probably would be without the 800k mortgage.

Orrrrr, split it however many ways, with some interest being with informal ten acre lots, some being the house at monthly/quarterly/whatever usage, and someone interested in just running the restaurant without having to pay a million dollars for it. With a property of such variable usage possibilities, this could be a really good one for the right group.

There must be zoining issues with doing all that stuff or someone would have done some of it by now.
 
No doubt the fun stuff, as a business, would be tough when it comes to zoning. A certain group of owners though, with a few friends here and there, should be manageable. You'd probably still get complaints, but I suspect you'd win those by being halfway considerate (certain days/hours, limited number, etc.).
 
This area (behind the restaurant) was badly and almost completely burned by the recent fires in the area so the 135 acres are definitely a bit less desire-able.
 
No trees are as fire hardy as oaks and the ground vegetation loves it. Good bargaining leverage though.
 
And consider it already cleared for track improvements :p

Yeah this property changes hands a lot. Without serious investment I have a feeling it will continue to do so.

Or get an ex-chemistry teacher who was recently diagnosed with cancer to start 'cooking' to increase the cash flow :twofinger
 
Frank Reins OHV park and the Los Gatos MC club property is just down Del Puerto. I rode at the 700 acre (IIRC) Maillas ranch round the corner. Dude was a BARFer. He tried to subdivide it. He build an awesome MX track. Then it 2008 it all went bad.

The fact that so many others have tried to make a go of it and failed is also a factor.
Maybe change the usage to a cattle/sheep/llama/you-name-it type ranch and put that 135 acres to work raising animals as opposed to selling burgers.
 
Having been in the restaurant business (independents and large chains as a Regional Director) for over a decade, there is simply no way that location is going to succeed, with no other revenue streams. Lack of sufficient traffic counts and lack of population living within 20 minutes fail to meet the first two predictors (not guarantees) of success.

I doubt the county is going to let much retail or commercial (if any) uses to get built, so you live and (more likely as shown) die by the restaurant/store business volume. Back of an envelope I can show where you'd lose your ass, likely so too if you converted it to a 3-star, white tablecloth venture that let motorcycle riders dine as well.

Its simply too remote, you'd get more benefit by burning the $1mm (or whatever) in the driveway to keep your hands warm. Then what?

Might be a chance that a food truck that was there seasonally, and elsewhere staying busy in the off season, could make it- but I have no knowledge of that type operation's P's and L's. Beside flipping food, there is a lot of food prep that's done before those trucks hit the road- so you also need a commercial kitchen to prep and store food for the truck. Cha-ching.

Seems to me the $1mm is to buy the dirt, the business isn't worth anything losing money. Heck, a buyer would have to have to pay to demolish it and haul the debris away- unlikely its even up to code.
