I think for a smaller investment you would get more people to want to do it (say 15-30k vs 100k), especially for something that isn't really an investment (per se).

That would also create more headache though.

On the plus side, the project would probably move to kickstarter at that point. In doing so, someone would be taking "lead" and would create the terms in advance, then people simply agree to them or not. It would definitely simplify some things.
 
There is also the potential to raise 'dozer and tax funds by guiding hunts on non-ride days... People pay quite a bit of money for that.
 
Something else to consider: use permits. Shop the county carefully.
MCMA is a pretty realistic model but absolutely no guests are allowed to ride on the property. Just one gut can screw up the use permit and then it’s over.

We've been running trials events there for the last couple of years, amazing trails and if on MTB endless jumps, ramps and trails. They're pretty successful and the place is supported through club membership (pretty sure).

Cali is very uptight about land use, even if you own it. MCMA up in Marin gets audited by the water authority all the time and has to regulate all riding based on how much dirt they get in the streams. That means they are REALLY uptight about guest riders due to the liability. There may be serious benefits to being classified as a non-profit or club vs private ownership.

Even with it being private land you'd likely need to do an EIR (environmental impact review ) before creating an MX track. If you just had enduros/HS on trails you could avoid that. Regulations and how much they are enforced vary but anything close to the Bay Area will have NIMBY issues (look at Carnegie).

If you get up near Oroville/Gold hills the land use issues may go away, have a friend up there with hundreds of acres and he has pretty free reign. That's not really the "backyard" though. Fire liability would be a concern in the summer.

Would be a great go to spot if it could be set up. Do 3-5 events per year to cover maintenance/tax costs then just use it for the rest of the year?
 
You'll notice that everything sounds much worse with bigger hurdles the more it's closer to a business with or without membership. Maybe we just don't do that.
 
Id be interested in something very rustic and directly adjacent to dream land. If you know, you know.

We are in Upper Lake and I can honestly say the ratio is less than Marin.

Sorry. My experience with Clear Lake and Lakeport are the daily battles with 'customers' that come into the O'Reilly auto parts stores and try and rob us blind all day. I'm sure I overstated the ratio, but if you live in Upper Lake then you know that there is a pretty large meth (drug) problem there. Probable not more than anywhere else though.
 
That kinda ratio merits a 2:1 gun to household member ratio I reckon.

Seems like Lakport might be a little more sane, if only based on home prices being a bit higher there. I also gather being near the lake isn't actually nice since it's pretty smelly what with all the agricultural runoff. I'd either want to live within walking distance to bars and food, or I'd wanna be well away from everything, the latter being better as a vacation home since I could have a bunch of rowdies ride up on their bikes and then drink and play pool all night.
 
I've been trying to figure this thing out for a few years, but just discovered this thread. I have reasonable confidence that I could come up with serious funding for something like this, depending on lots of things of course...:laughing

Most of my riding these days is done on private property. One of them is a private flat track/TT course with a few table tops and a few moderate doubles. It's truly a dream come true. It's only about 10 acres. Our trails are spread out over about 50 acres. I'm heading over there here in a few mins to clean up after that big storm! Lots of maintenance...

Noise is our biggest problem. If everyone had stock pipes it would significantly reduce the calls from the neighbors, but I have to imagine that Karen will show up just about anywhere.:laughing Zoning needs to be proper, such as industrial or agricultural. Horse people often hate us, so there's that.

Water is also a thing to be considered, as dust will be a factor in any short track situation.

As for legality and lawsuits, we always point to the backhoe and say " if you get too badly hurt, we'll name our next big jump after you because you'll be part of it!"

Desired infrastructure would be - areas to camp, septic system, a well, a few secure storage containers, maybe an outdoor kitchen area. Byke is going to insist on a stripper pole, so I'll see if Alpinestar still make a G string in his size...

That's why I think a large property solves a lot of problems. That 500 acres in the middle of nowhere, you're probably not having to worry about neighbor complaints. Something like that 40 acres, you have two homes within 200ft of the property boundary. That's when you'd need a bit of luck on your side and I personally could not afford the gamble.

And I'll take care of the pole unless others plan to use it..?
 
I just bought a house in Spring Valley outside of Clearlake Oaks. I've got enough property for a small track and best of all....I can ride my bike to Indian Valley BLM area and Mendocino National forest... right from my house.:cool Kids ride dirt bikes in the neighborhood all the time...just like when I was a kid:thumbup
Got this for $265,000.:teeth. I'm still getting moved in but really looking forward to riding after the rain stops in a few days!
