Dirty Barf Land Co-Op

I live in Livermore. Having a playground right in my backyard sounds very appealing to me. I've got some cash to pitch in, if it's a good solid plan. I hate just throwing away money. I'll keep my eye on this thread.
 
That is certainly pretty but give zero info on what you can do with it.

Here's what I like about it -
It's huge! With property that big noise will be less of an issue
Owner financing. You don't have to start off with a bank
Has water
Below the snow, above the fog. Year round riding
Around 2.5 hrs from the city depending on traffic

I'm not sure about the zoning, but typically such land is zoned agricultural, which allows for noise and dust and water use.

This might not be the right one, but it gives you ideas about what is out there, how much, etc. Smaller stuff is certainly on the market, and now that real estate values are softening a bit I see more "owner financing" than I did last year at peak market. Speaking of that, I see lots of "reduced" prices, and I think more reductions are on the way.

Edit - really large properties stay on the market for long periods of time. It softens the seller.
