One of my Neighbors (moved here from CA 3 years ago) just put no trespassing signs on his property. I asked him wtf you need that for, nobody comes around here, not even kids for halloween (houses to far apart to make it worth walking for candy). Than I walked inside, this guy is ready for WW3 :)
 
We've also moved back into a QT cycle. In theory, QT should reduce wealth inequality QE has increased it, but QT is so few used and really, the possible effects not having much "seat time", that there's some danger in QT. None the less, it is THE way to pay down our debt. When people say: we should pay down the debt; that's a QT action, correct?

I haven't figured out yet if QT will benefit the lower classes or only hurt the high end classes.

broadly agree and yeah QT has happened a little bit. looking at the entire picture shows how far down the QT trail we'd need to go to get back to a normal level. I'm not sure the economy could survive going all the way back to normal any time soon.

I see a similar correlation as you do: we do QT, we should therefore decrease our debt. I think there are one or more external factors too, but I'd agree that it is essential to stop making our own debt in order to keep equities afloat artificially.

One would assume that QT will hurt the top the most. But I'm not sure it directly benefits the bottom. IMO maybe more like a stagnation at the bottom and a decrease at the top? just a guess though. good conversation :thumbup

I’ve never understood the allure of Florida. Flat, miserably hot in the summers, no real seasonal changes in the other three seasons, severe weather out the ass most of the year…it’s not worth it.

Watch some of he island hopping videos, especially the long haul waverunner trips to the bahamas and whatnot. There's plenty to dislike, but there's some really cool stuff in you're into tropical ocean things.

Total Violent crime is closer, but Nevada is still higher.

Comparing state murder and violent crime rates is relevant to poverty, inequality, and gun access (note that with the exception of Maryland with a segregated Baltimore), all the top murder states are pro gun states.

However, for personal safety, I look at city rates. Oakland 27 per 100k in 2022, SF and the entire Vegas metro area 6 per 100k.

And even looking at murders may not be relevant to some people. If you aren't a drug dealer or live next to one, you'll unlikely to be shot at. Almost any neighborhood is vulnerable to car burglaries, and of course, suburbanites and tourists are unable to leave their SUV's and minivans outside the city.

Most importantly is granular knowledge of an area. Acquaintances from Auburn parked their hatchback at Twin Peaks next several others, and they all were broken into. If they had asked, I could have pointed out a dead end street which is only 50 feet from the top.

i gotta disagree and go with TWF on this one. my SO has a lot of family there (ranchers in several parts of the state). so have visited a ton. nevada is absolutely awesome. even places that some would consider barren and bleak are dramatically beautiful IMO. one of the most breathtaking sights i have ever seen - don't remember exactly where, but we were headed west out of ely. left at like 4:30 in the morning, and somewhere out there between two mountain passes (coming down from one, long stretch of desert and then over another pass). anyway, while we in that long stretch of desert floor the sun started to come over the range behind us. it was early winter and there was frost all over the scrub on the desert floor. when the sun peeked up and hit it, it lit the valley floor like it was on fire. so incredibly beautiful. i'll never forget it.

Agree with all of that, statistically I live in an awful area, but I have good neighbors on my block and I'm not an 18-25 year old latino guy, so it's basically a non-issue. Whoever is tagging MS-13 all over could care less about some middle aged white dude.

As to granular knowledge, until very recently our street was almost absurd for that. Park a car across the street from my house (where there were no houses) and it was fair game, but no one ever touched anything on our side of the street where people live. Apparently fucking with the locals isn't allowed.

The sports teams put the Bay Area HS teams to shame, and every school in my area is ranked 10/10 at all levels. We moved down here to give my son the best option for preparing for college.

I like Ely area. Little north, around Ruby mountain is really nice, if I was retiring here that is probably where I would go.
However, he is not talking about landscape which is kind interesting considering he lives in Fresno :)

ely is super cool. very dramatic. haven't been to the ruby mountain area in probably 10 years. went there a lot prior to that, it used to be absolutely amazing, but i've heard it's been ruined ('they paved paradise and put up a parking lot').

I think you need to use north and south. East/west is questionable

first of all, i'm directionally challenged; but second, and more importantly - i come from so far north that snow routinely buried our house (above the second story windows). and when the temp rose to 30 degrees, it was shorts and t-shirt weather. so i never use north unless i'm talking the 'find your defrosting body in the spring' version of north.

ps. if you miss house buried in the snow you don't have to go far, less than hour away and still in CA you can have it (assuming your location is correct).

omg dude, even at our altitude it was snomageddon last january (relatively speaking). but yeah - the big peaks are close.

and WRT direction, our current place faces south. know this for a fact. just based on orientation in my mind, i would swear it faced north. fucking twisty ass roads - i lose track of orientation so fast i don't even bother anymore.

What metrics are you using to make that statement? Because Clovis unified doesn't make any of the lists of top California districts. And, in fact, many of the top districts ARE in the bay area. :dunno

Having moved over 2,000 miles away from California, I'd still give my left nut to have an (appropriate) place in Virginia City. I still look and have a retirement plan that allots for the ability for me to retire there someday if it works out the way I'd like it to. That being said, that's the ONLY place I'd live in Nevada.

Don't know what you call appropriate, not much choices there. Just few miles north are Virginia Highlands. Nice houses and big properties. When I bought my current house 6 years ago I was looking there. Only reason I am not there is wife still commutes to work and it would not be easy for her in winter.

2023 Best School Districts for Athletes in California

One thing that is consistent with the school ranking is that most of the ranking systems for schools are inconsistent. Also, the top ranked school districts require $$$$$$$$ to live there. Clovis Unified is far more affordable.

Where were you born?

I was born in The Pas, Manitoba, Canada, it's about 350 miles north of the US border in Manitoba. Trust me when I say it gets cold up there. :laughing
